Job Description

JOB SUMMARY

The Quick Turn Technician performs repairs and upgrades to the interior and exterior of SoLa multi-family rental properties. Under the direction of the Regional Maintenance Supervisor, your responsibilities will include thoroughly restoring all vacated apartments to make ready status, diagnosing issues, and performing repairs in various areas such as dry walling, painting, electrical, plumbing, pool, carpentry, and appliance repair.

PAY RATE: $26-$29 PER HOUR

ESSENTIAL DUTIES

● Accept directions from Regional Property Manager/s and Regional Maintenance Supervisor/s regarding day to day work activities

● Inspect the vacated apartments and complete the make-ready checklists.

● Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc.

● Check faucets and sink plugs, and repair or replace them as needed.

● Replace appliances when needed.

● Perform exterior repairs to sinks, bathtubs, etc., when warranted.

● Assist with painting and drywall repair.

● Make new keys when requested.

● On the day new residents move in, replace the vacancy lock (if applicable).

● Share cleaning and grounds-keeping duties with all the maintenance staff.

● Ensure job sites are left free of equipment, supplies, and debris following maintenance performed

● Respond promptly to various maintenance issues including emergencies and inspections

● Collaborate internally with other departments, including Property Management and Construction

● Complete other tasks and projects as assigned

Requirements

EDUCATION & EXPERIENCE

● Minimum 1-3 years’ experience hands-on residential maintenance experience required

● Maintenance and repair experience in painting, dry wall, basic electric, and plumbing

● Experience using hand tools, power tools, and mechanical equipment

SKILLS & ABILITIES

● Fluent in English and Spanish required

● Excellent communication and customer service skills required

● Ability to work effectively and independently in a fast-paced, demanding environment

● Ability to follow verbal/written instructions/directions in a professional and courteous manner

● Reliable transportation to travel between properties

PHYSICAL DEMANDS

● Regularly required to sit, stand, talk, hear, walk, use hands and fingers to operate a computer and

telephone, handle, feel objects, tools or controls; and reach with hands and arms

● Regularly required to bend, stoop, kneel, crawl, climb ladders, and

● Regularly required to lift and/or move up to 50 pounds, frequently lift and/or move up to 75 pounds,

and occasionally lift and/or move 75-100 pounds

● Required to use close vision, distance vision, color vision, peripheral vision, depth perception, and the

ability to adjust focus
